thats a long ways, i'm north plains mondak, but i know Thomasville SE of you, scotch lumber in Fulton. they used to blow the whistle morning noon and night, pony millers on the tombigbee on saturday, run up north to see everyone in their sunday best coveralls at the shoneys.

good times, too hot for me, i'll take -20 anyday over those july's.
 
I'm glad I'm not having to go to that extreme BUT I probably should have about 15-20 years ago. My wife can't wrap her head around that we will never have another loan again (except maybe for another residence but I doubt it.) Want a new car? Put $500 mo. in savings for 4 years and the pay $24,000 cash for it. :p Buy that time, I'll bet you'd say "mmm I think I'll buy a $8,000 used car and keep $16,000 in the BANK!"

I agree with most of Dave Ramsey's principles, the one concept I disagree on is paying off the mortgage. For example, let's say I have a paid off home worth a million dollars, would I borrow $400k against the home to invest in income property, yes!!!

I just bought 2 homes, $140k and $130k, they are bringing in $3400/month. I still have $130k to invest. My friend's broker is going to show me a tri-plex in Las Vegas that I'm really interested in. It's $125k with the potential of bringing in $3k/month. I'm going to have to overbid for this one.

The cost to service the $400k 30yr loan at 5% is roughly $2147/month. I can bring in about 5-6k/month (gross) with this loan! Although it sounds easy, you do have to deal with fixing the house, paying the property taxes, and tenants. A loan is not always bad as long as you know what to do with it. Buy low, sell high remember?
 
I decided to work some nights and some weekends to accomplish this ASAP. I have an interview at Lowe's Monday. :nuts: (I blame Dave Ramsey)

Best Buy thought I was marketable at 50. Been with them 8 years part time. I interviewed with Lowes a few years back. They wanted to hire me for customer service and I had to work Friday nights and one shift Saturday and Sunday. I said no thanks. Good luck.

Dave Ramsey wants you to deliver pizza and the only time you see the inside of a restaurant is when you're working in it. :p Also, he wants you to sell your car, boat, 4-wheeler, and camper, sell so much stuff the kids think they are next! I am a Ramsey fan also. :D Beans and rice, rice and beans.....

Not following Dave's plan to the extreme, but only have one student loan left to pay off now (plus mortgage) to finish Baby Step 2. Had to get the Boss to go through Financial Peace University to really start cutting back. Highly recommend the course.

As long as both of you are on board, there's no stopping you. I never took his course, I listen to his daily podcast to keep me on track. Anyone who follows his principals will have financial freedom. I'm glad I found him and TspTalk.

A real one costs a lot more and has some value. The Camero conversion kit car is so lothsome to a real car nut that it wouldn't even warrant a sneer. Only the builder of the kit car values it, and that is because of his labor. IMHO

Hello everyone! I've been busy lately and regret being unable to post. I hope everyone is making $$$, or at least not losing $$$. I've been training at night at Lowe's. Wheeew....I forgot what is was like to have a non-government job! ;)
