If anyone is interested, I've secured a 4.25% 30 year loan for a house. My credit score was in the 760s. The credit system is flawed, my wife has a higher score, and she hasn't worked outside the home in over 13 years.

So that's the good news, the bad news is I will now have a pool and I may need to go back to college so I can learn how to operate the darn thing. With Six valves, plus a gas heater, I may need to get a second job so I can afford to go swimming.

We also have to furnish this house, and my wife and I have decided that we are finally going to get the good stuff, instead the Walmart crud. It should be fun, but expensive, I've got 10K set aside, but I'm pretty sure I'm going to bust through that pretty quick. I'm hoping I can use cold hard cash, to score some deals.

If anyone has any tips, let me know.

You will love the pool especially if you have kids, but they do demand your attention and if it doesn't get the care it requires it will rebel against authority and make your life miserable. Only takes about 10 minutes a day. I know from experience.

I have a pool and this is what I face as far as expenses. Increased cost of electricity, chlorine or whatever you are using. Don’t know where you live but there will be expense for gas for heating the pool, closing the pool in the winter and opening it in the spring. Plus the different cost to keep the pool water balanced. Good luck and have lots of fun with it. I really enjoy mine.

I had a pool for ten years and was glad to finally get out from under it. It takes a lot of work for upkeep - at least in florida. I fell in one time during cleaning in February when it was really cold.

Try sticking to doing one room at a time. Let your wife prioritize. Keeps down the heated discussions! We've been going thru the same thing. If you add one new thing to a room everything else looks crappy. Great idea to use cash where possible!JM2Cents.

Thanks everyone, the pool isnt huge, but it does have a tub attached. Once I figure out how to maintain it, I'll setup a schedule for my kids.

Cash Talks JTH. Seeing as you will be looking to buy Higher end furniture you need to take control with the salesman and make your own deals. Sticker price even if it includes Sale pricing can still be beat.

Just a little example. My wife, Daughter, and I walked into Mattress Warehouse about 6 month's ago. We where looking for a very nice Full size Sealy mattress for my daughter. We knew before going that they where running the best sale of the year. The retail price of this mattress was $1,100.00 dollars. It was marked down Half Price for $550.00
I told the Salesman I would pay $500.00 Cash and flipped out a wad of hundreds. The Salesman was adamant and Said $550.00 firm. I told him I will go elsewhere and get the deal. After about 15 minutes of him explaining that he was not allowed to lower the price and me halfway out the door He said "Come Back, I'll do it for $500.00

That's what I'm counting on, I do realize some of these folks work on commision, but I'm hoping cash will be more attractive than credit. I wish we had somebody in this forum who worked at a furniture store!

nice! There is a big trend, especially with the fitness clubs in our area to use salt water instead of chlorine. Easier on the budget and body.
